PLANS AND PERMITS (Residential / Commercial)
All construction projects require that a building permit be obtained by the local governing jurisdiction in which you live. In order to obtain these permits you must submit construction documents in accordance with the governing guidelines. The plans that are submitted must have a certain level of detail that show conformity with all of the local and state building codes. Based on your municipality these requirements can and will change, based on the complexity of the project.
SMALL SCALE RENOVATIONS
The largest portion of our business is serving the average consumer. This industry revolves around theses clients. The clients building a front portico, small deck, or renovating a room are what makes us able to feed our families.

NEW HOMES
On average we complete 4-6 new homes a year in various towns ranging from 2,000 sf to 10,000 sf. We completely design the projects, handle all town and permit expediting, including the department of health, site engineering, and DEC. We approach each new home determined to blow you away with the feel and look of the house. We want your home to be the home on the block that everyone stops and looks at.
LEGALIZATION OF EXISTING STRUCTURES
This is the cornerstone of our business. We work with many real estate attorneys and brokers throughout New York to remediate all issues that arise when buying or selling a home. We handle everything from the drafting to the final inspection. We are the most efficient company in the business today that offers this service.
VARIANCES / BOARD OF ZONING APPEALS / REVIEW BOARDS
With over 30 variances a year we are pretty confident that we can handle your project. WE HAVE NEVER HAD A VARIANCE DENIED!! For your specific case, we will do many hours of research to set a precedence at the hearing to similar conditions. We will speak with all of your neighbors weeks before the hearing to assure there will be no concerns brought up the night of the hearing. I present all of the Variance Hearings myself, I do not have someone else do them for me. We will do a full zoning analysis on your project to correct any issues that should be addressed prior to going in front of the zoning board.
EXPEDITING
With our years of experience at the Building Departments we are capable of handling any project of any size. For your benefit go to your town or village and ask about our reputation for yourself. We have great relationships with everyone in the department whether it be the application counter, zoning department, or plans examiners.
PRE PLAN REVIEW
Many professionals in the industry rely on us to preliminary review there plans prior to them being submitting to the Building Department. With our years of experience with the local building departments and the ever changing building codes we are able to markup the drawings and catch any issues prior to a plan examiner or a zoning representative looking at them. This saves you time during the permitting process. so there are no objection letters sent to you or your representative.
